    Broken Pipes and Floods

On October 20, 2011, we awoke to water streaming down past our unit (#81) from a broken water mains below the road and driveway of unit 71. Getting the water turned off by the City took several hours. The broken pipe was located about 6 feet below the road surface. A special sleeve was bolted around the crack in the pipe. Finaly the hole was filled in and the fill compressed to ensure no future sinkage in the road surface, before applying the blacktop.

To prevent further floods, in June, 2014, it was decided to replace one of the major shut off valve systems. The work required closing the road and driveways in front of Townhouses 54 and 65. In the previous photo, note the steel sheets designed to ensure the sides of the trench do not collapse. In this photo, the complex valve system is revealed. Finally, the work has been completed and the fill is machine compressed to a certain standard density to ensure the road surface does not subside once resurfaced.

    Looking after our Trees

After the crane's hook has been attached to the tree, the worker cuts the trunk in half. Slowly, the cut section is lifted into the air ... ... and swung over the roof of Townhouse 79.

Now safely on the road in front of Townhouses 75 & 76. Branches are cut off with chain saws ... ... and the trunk and limbs are fed into the powered hopper which chews the wood into fine sawdust. Hope nobody accidentally slips into the machine!

    Building retaining walls

Behind Townhouse 22, a front loader starts to change the grade. Townhouses 17 to 21 - southeast of the patios, the grade is prepared for the installation of the stone retaining walls. The finished retaining walls.
