We found that condominium ownership is a bit different to owning a home on a street. Let me explain ...
The owners of the 102 townhouses in Craigie Orchards each have an equal share (1/102th) in an Ontario corporation, administered under the Ontario Condominium Act of 1998. Craigie Orchards is officially known as Peel Condominium Corporation 154 - or PCC154, as we affectionately call it. Every year, the owners get together for an annual general meeting where the business of the corporation is discussed and owners are elected to a board of directors, empowered under the Condominium Act to manage and maintain the development In turn, the board enters into a contract with a property manager who looks after the day-to-day running of PCC154's assets (land, roads, accounts, etc.). The manager reports the activities of the past month back to the board, at its monthly board meeting. Accordingly, PCC154 owns and is responsible for maintaining the ten acre property - the land, trees & vegetation, the streets & lighting ... in fact everything except the insides of each townhouse. Because the owners have equal shares (think equity) and enjoy the usage of all these, they are called PCC154's "Common Elements."
