1978 - The Board's first budget

Unfortunately, we no longer have the 1977 budget exhibit produced by George Wimpey when it turned the development over to we owners.
However, we do know that Wimpey set the 3-bedroom common expense at $41.02 ($492.24 for the year) for the 78 3-bedroom units and the 4-bedroom common expense at $54.50 ($654.00/year) for the 24 4-bedroom units. The 1977 owners therefore contributed common expenses revenue to cover maintenance expenses and reserve funding totalling $54,090.72 . . . or $213,658 in 2017 dollars.
In 1978, the first Board set the 3-bedroom common expense at $45.20 and the 4-bedroom common expense at $59.79. This provided a total common expense revenue of $59,340.
Interest on our term deposit investments was estimated at $633 and fees collected for issuing "Estoppel Certificates" (1978 equivalent of today's status certificate) for new purchasers provided a further $282. Our total estimated revenue to run PCC154 for 1978 therefore totalled $60,255 . . . or $219,328 in today's dollars ($1 in 1978 worth $3.64 today).
